What to expect throughout your demolish, subdivision and build journey with Developments 101 (a division of 101 Residential).

Starting Point

So, you have recently purchased or are an existing owner of a house on a large block in a great location in Perth. Are you considering developing the land to maximise your profit, and don’t know where to start? Finance Pre-Approval

If you are financing your development project, getting your finance pre-approval as early as possible to assist you with your development budget is essential. Our finance partners, Lets Finance, love talking property investment, and would be delighted in helping set you on the right path to identify the right loan for your property development.

Site Assessment

Our Developments 101 (a division of 101 Residential) Consultants are more than happy to visit your development site with you. will do an assessment of your block, identify any potential challenges and also check Local Government Town Planning requirements, conditions and restrictions.

It’s at this step where Developments 101 (a division of 101 Residential) offer a Feasibility Study service, organise a survey of your block, an engineer’s site inspection report, a soil probe (if required), earthworks quote as well as get a design brief from you regarding your development in order to draw a scaled plan on your lot. There is a non-refundable fee to complete your Feasibility Study, but this fee will be deducted from your project value if you engage Developments 101 (a division of 101 Residential) for the development.

Design & Development Plans

If a design brief wasn’t discussed at the Site Assessment stage, one of our Developments 101 (a division of 101 Residential) Consultants will meet with you to discuss your vision for your development determining whether you opt for Survey Strata or Build Strata. They will then go away with your brief and design and cost your development for you, ensuring it complies with relevant shire requirements. From there, you can tweak the design with your consultant until you are 100% satisfied with the design and price. We will also prepare all the documentation you will need at this point. Please note that on a case by case basis a design fee may be charged. This fee will be offset from the contractual cost if you proceed to build with Developments 101 (a division of 101 Residential).

Demolition Quote (If required)

Now that we have a thorough understanding of your project’s scope, we will organise a quote for your demolition through our demolition partners. Not all development projects will need a demolition organised, as the block may already be cleared. Please disregard this step if your block doesn’t require any demolition work.

Subdivision

There are three different processes for subdividing your block dependant on whether you have a Build Strata, Survey Strata or Green Title. Our professionals will assess the requirements for your subdivision type, including organising all subdivision approvals, conveyancing (Landgate Titles), Western Power and Water Corporation requirements. Please note that WAPC approval period can take approx. 3 months, followed by planning and building permit.

Demolition Licence, Service Disconnections, Contracts

Once you have accepted and authorised the demolition quote for the development construction, we will then assist in completing the relevant documentation required in order for a demolition licence from the local council to be obtained. These documents are legally required to authorise the demolition of the existing structure/s. Approval can take between 8 – 10 weeks, dependant on the local council. During this time we will also be assisting you through prestart process which involves the selection of colour scheme, fixtures and fittings for your new home.

Handover to the Construction Team
